Our research indicates the need for homes is as critical as ever and the lack of new housing directly impacts on the ability of young people of working age to remain in Harpenden or move to the town. 

Our findings also pointed to forecasts of a sharp population decline in Harpenden as the reason for a reduction in school age children. 

By 2038, almost all age groups will reduce with the exception of the over 65s which will see a significant increase. 

In summary, the ageing population of St Albans and Harpenden is recognised at District and Town level with the SACDC Local Housing Needs Assessment (2020), SACDC Health and Wellbeing Strategy (2018-2021) identifying that Harpenden is one of the towns with the highest percentage of older people in under-occupied homes and that the over 90s age group is forecast to increase.

The Harpenden Neighbourhood Plan reflects the ageing population and Harpenden Town Council has committed to making Harpenden a ‘Dementia Friendly Town.
