  • Site generally comprises of two arable fields located on slope of dry valley north-east of Luton Road enclosed by existing built development on two sides
  • Located within Green Belt. Site previously allocated for new housing by SACDC
  • King’s School, Spire Hospital and The Oval located north of Ambrose Lane
  • Shops, restaurants and facilities located along Luton Road which is a key approach into Harpenden
  • Cooters End Farm excluded form site
